Assuming you've planned out your business, you've probably identified in your business plan the environment or location where you business would perform best. A good idea to start planning for a location is to identify similar businesses to your own, and take note of characteristics that seem to draw or repel business from their location. You will likely want to choose a location away from your direct competitors, but also a location that has similar support businesses that draw your intended clientele.

For example, a coffee shop that only serves coffee and light sundries would not want to locate right next to another coffee shop that serves the exact same products. If the market is large enough to support one coffee shop and its products, the immediate area is not likely large enough to support both businesses. If the market area is large enough, locating a few blocks away or further will likely warrant enough space for the new business to create a market for itself without having to split its customer base with another business. Likewise, locating near similar support businesses (offices, restaurants, public parks, etc.) would provide clientele for the new coffee shop.

Zoning and Land Use in general

As you are identifying a location you will want to pay attention to what zoning district it is located within. Zoning Districts define the underlying allowable use of a property or building, and determine the allowances created for new construction and modification of existing structures appropriate to the surrounding area. Zoning Districts are typically made across an entire property parcel and set allowances for all structures on that property, but in some cases a parcel may be subject to multiple zoning or overlay requirements.
